How can I tell if I need to replace my roof instead of repairing it?
That can depend on the roof. Is it a shake roof or does it have asphalt shingles?
When about 30% of your shake roof is in need of replacement or repair, it is generally more cost-effective to replace the whole roof. If your pine shake roof is 10+ years old you should probably plan to replace the whole thing within a maximum of five years. With asphalt shingle roofs you will need to look for different symptoms. Are the shingles on your roof curling or buckling? Is the grit coming off? Once your roof is 20 years old you should keep a close eye on it as it will be more vulnerable to damage from sun blistering or hail.
In either case, it may be possible to extend the life of your roof with repairs but you should evaluate whether the cost of doing so is worthwhile if you expect to replace the roof in a year or two anyway. Can I get a ball-park quote on the cost of replacing my roof?
The factors that affect the life of a roof can vary considerably from one house to another. A roof's shape, the number of skylights, the pitch, existing quality of the wood underneath, and style of shingle to be installed are all taken into consideration. Therefore, 'ball-park' quotes are nearly impossible. We prefer to provide you with an informed estimate by examining your roof and its condition ourselves before speculating.
How do I know if my roof has enough hail damage to warrant an insurance claim?
Over the last couple of years there have been a number of areas in and around Calgary where homes have suffered hail damage. Since we are a preferred roofer for some of Canada's largest insurance agencies our estimators know what adjustors commonly look for when assessing a claim. That said, we cannot guarantee that an insurance company will cover the replacement or repair of your home. Even if your neighbour's roof has hail damage, yours may not. My eavestroughs overflow regularly. Do they need to be replaced?
Maybe. It could be that they simply need to be cleaned or repositioned in order to better handle the flow of water on and around your roof. If your eaves are tearing away from the fascia of your home, however, then they will not be able to collect and direct the water pouring from your roof. In that case, the fascia may also be in need of repair. Sometimes the corners simply need to be resealed.
